When we are presenting an offer on a home located in a Homeowners Association (HOA), one of the documents we must include is the HOA Addendum. This three page form spells out all of the details regarding the HOA, including fees and contact information. The third page is completed by the buyer as part of the purchase contract, and becomes part of the negotiations if the seller decides to counter your offer.

How Much is the Monthly HOA Fee?

Until the “H.O.A. Condominium/Planned Community Addendum” was created, home buyers were often shocked to find out after purchasing their homes that they had to pay much higher monthly HOA fees than they were led to believe and lawsuits were the only recourse. The HOA Addendum to the purchase contract forces the seller to commit in writing to the full amount of all HOA fees so you, the buyer, know exactly what you’ll be paying.

Buying a Prescott home, an HOA addendum is part of the purchase contract if the home is in an HOA community.
