New construction homes offer the advantage of being designed to meet today’s design trends, such as open floor plans, plenty of natural light, high ceilings and super-organized storage spaces for clothing, kitchen items and other possessions. A very attractive benefit of a new home is that it is clean and has never been lived in. Most of our clients mention that they’re excited to make it their own and design it the way they want. With options for multi-colored paint, choice of countertops, floors and fixtures, you can customize a new build to your own tastes from the get-go.
There are many additional costs to consider when buying a home, however, a newly built home offers you the added security of knowing that roof and the HVAC are new and under warranty. Another advantage is that newly-built homes are very eco-friendly, which makes a big difference, especially in Arizona when we need to run our air conditioning nine months of the year. New homes have utility bills that average about one-third of the bill of older homes, due to better seals around ductwork, doors and windows, better insulation and more efficient systems.

In a market when prices are increasing and inventory of homes is low, builders are consistently increasing their base prices. Increasing materials cost due to pandemic shortages are accelerating the rising prices of new homes. It’s a great value to lock in a base price now because you will have built equity before you even move into the new home.
Common Reasons Buyers Don't Consider New Homes
Some of our clients who recognize the benefits of new construction homes may be concerned about two issues: time and money. Some buyers worry that new homes are more expensive, but you're only paying one time to get what you want. If you buy a resale, you buy the house first and then pay again to remodel it to have it updated and the way you want it. Even if you pay a premium to buy new, at least you are only paying once.
Newly built homes are not so far off in price from resales in some areas, so our clients often get excited when they realize they can afford new. In Prescott and Prescott Valley, new homes are often far more affordable than resale homes. Our clients can afford more house, in brand new condition. We have developed great relationships with the builders' sales people and often we are able to locate a spec house before it hits the MLS. If our buyer is pre-qualified, we can often move quickly enough to grab these homes, which are highly sought-after and sell within hours of becoming available.
Our clients who must sell their home in order to buy the next can sometimes find the timing and financing a new home tricky, but we have financing options to make the transition. We are Knock Home Swap certified, which is a great option. Some builders will even accept a contract contingent on the sale of your current home or a lender can come up with a plan that allows you to find the money for the deposits before your home sells.
Some people are concerned about the process of building a new home and think it will be too hard to make all the decisions but we can walk you through every decision and even to go to the design center with you.
